Heat-Reflective Roof Coating for a 1,200m² Car Service Workshop – 2S Sai Gon Moi

2S Sai Gon Moi car service workshop, 16/2 Street 53, An Hoi Tay Ward, Ho Chi Minh City. Work carried out by TECO MSC in August 2026. About 1,200m² of metal roof with a ventilation ridge running along the top. Below is the vehicle repair floor, with technicians working all day. At midday the heat under the metal roof was stifling. The roof had rusted in many places, in some areas in long strips along the ribs.

The owner’s brief: treat the rust and apply heat-reflective coating to the whole roof without disrupting workshop operations.

Safety

  • Schedule and work zones agreed with the workshop. Work done zone by zone.
  • Lifelines run along the roof; everyone on the roof wears a full-body harness clipped on at all times.
  • Walk along the purlin lines, never between ribs.
  • Rust dust from scraping and paint drips must be contained. Paint on a customer’s car is a serious problem, so tarps go over lower roofs and the area below before each zone starts.
  • No work in rain, strong wind or on a wet roof.

Surface preparation

How long the coating lasts depends almost entirely on this step. Paint over rust, dust or moss and it peels within months.

  • Heavy rust: scraped with wire brushes and hand grinders until all loose rust is gone.
  • Whole roof: cleaned of dust, moss, oil and grease.
  • Washed and left to dry completely. No painting on a damp roof.

Anti-rust primer

Heavy rust spots, screw heads and joints are touched up first. Then the anti-rust primer is applied over the entire roof, not just the rusty areas. The topcoat only goes on after the full drying time specified by the manufacturer. No shortcuts to save time.

Heat-reflective coating

A white heat-reflective coating reflects most of the solar radiation and cuts the heat passing through the sheets into the work area. Both the roof and the ventilation ridge were coated.

  • Coat 1: applied evenly over the whole roof.
  • Check and touch up missed or thin spots.
  • Coat 2: applied perpendicular to coat 1 for full, even coverage.

We avoid painting between 11:00 and 14:00. The sheets are very hot then, the surface dries too fast and the film cracks and bonds poorly.

Inspection and handover

Full roof inspection: even colour, no blistering or peeling, no missed areas. Dry film thickness measured at representative points against the specification. Roof cleaned, tarps removed, the area below checked, then handed over.
