TECO MSC provides scheduled maintenance for 45 branches and transaction offices of Vietnam Thuong Tin Commercial Joint Stock Bank (Vietbank) in Ho Chi Minh City. Each location is serviced twice a year (every 6 months), covering the five systems that matter most to the bank’s safety and daily operations.

Project details

  • Client: Vietbank – Ho Chi Minh City region
  • Scale: 45 branches and transaction offices
  • Type: scheduled maintenance under an annual plan, 2 rounds per year
  • Scope: fire and intrusion alarms, CCTV, telephone PBX, roller shutters, floor-spring glass doors
  • Contractor: TECO MSC – the maintenance division of TECO Construction and Architecture JSC

Working in live bank premises

Banks serve customers throughout business hours, so our team works neatly, without disrupting teller counters or leaving security systems offline for long. Alarms, cameras and roller shutters protect assets after hours; a dusty detector or a jammed shutter motor can become a serious incident.

With 45 locations across the city, TECO schedules visits by district cluster. Every location gets a checklist, site photos and a report on equipment condition and items needing replacement for the bank’s approval.

Scope of work

1. Fire and intrusion alarm system

  • Clean the control panel; check the backup battery and keypad; record actual zones.
  • Clean and signal-test every smoke detector, heat detector, call point and bell.
  • Check intrusion devices: PIR sensors, panic buttons, sirens, magnetic contacts.
  • Check signal cables and terminations; re-label missing cable tags.

2. CCTV system

  • Adjust focus and viewing angle; clean lenses; check IR illuminators.
  • Check and re-crimp connectors at both ends; re-terminate or re-run cables when needed.
  • Recorder: clean dust, fan, mainboard and hard drive; check all ports to cameras and other devices.

3. Telephone PBX

  • Clean the PBX central unit.
  • Check signal lines and telephone outlets at the counters.
  • List internal extensions; configure and program features as each location requires.

4. Roller shutters

  • Lubricate gears, shaft bearings, drive chains and guide rails.
  • Check slat and bracket corrosion; tighten bolts and nuts; realign slats and adjust motor chain tension; check the manual backup chain.
  • Check the reversing unit, safety sensor, alarm, relays, control box, push buttons and remote; adjust upper and lower limits.

5. Floor-spring glass doors

  • Adjust door sag, drift, closing speed and opening force.
  • Tighten handles and glass patch fittings (L, top and bottom patches).
  • Corroded or leaking floor springs: report and replace after the bank’s approval.

Results

After each round, Vietbank receives a report per branch and transaction office with before/after photos and a list of parts to replace. Minor faults are fixed on the spot; replacements are quoted separately, so the bank can plan its budget instead of waiting for breakdowns.
